Overview
1 Liverpool St stands out as one of the most technically challenging and constrained design and build projects in London in recent years. A complex City of London redevelopment, demonstrating cutting-edge demolition techniques, exceptional sustainability performance and extensive heritage protection next to a major transport hub.
Relevant Experience
John F Hunt’s delivery of our 1 Liverpool Street project demanded precision, innovation and collaboration.
Located beside one of London’s busiest transport hubs and directly above a live TfL infrastructure which serves over 66 million passengers annually, the project was defined by complexity.
The site adjoined listed heritage buildings, underground tunnels dating back to the 1860s, intense pedestrian footfall and the discovery of significant archaeological remains, thus requiring meticulous early planning and stakeholder engagement.
Through a carefully phased, floor-by-floor demolition and extensive temporary works, our team successfully protected critical TfL assets, listed structures and the public while maintaining live operations at Liverpool Street Station.
Over 40% of the façade extended above live underground lines, requiring a bespoke demolition sequence coordinated around engineering hours and night working. Real-time monitoring across 2,400 points ensured absolute control of noise, vibration and movement throughout.
Sustainability was at the heart of delivery.
Our material reuse strategies and circular economy principles diverted more than 40 tonnes of material away from landfill, delivered major carbon savings and earned the project the City of London Gold Award for environmental practices, this being the City of London’s highest environmental accolade.
Existing concrete, steel and timber were reclaimed and repurposed on site, while all major plant was operated using HVO+ renewable diesel, which significantly reduced emissions.
Advanced BIM models created by our specialist team, digital logistics planning and just-in-time deliveries ensured maximum efficiency on
a constrained 10m x 50m site, with 50% of works completed during restricted engineering hours.
Alongside technical excellence, our project team generated meaningful social value through community engagement, workforce training and education initiatives.
