Overview

Our navigation of complex demolition and temporary works as we knitted together seven independent buildings and carried out extensive temporary works enabled our successful delivery of The Other House project.

Experience

Our works at the 1500 sqm site at The Other House encompassed complex cut and carve demolition, facade retention and substantial temporary works.
Many of the buildings on site were listed, and all facades had to remain intact. As we were removing existing cores, we installed extensive temporary works, which included steelwork to support the building and act as a core and new foundations for the building.
Installing the temporary structural steel allowed us to remove the cores and therefore free up room in the basement and floors to install permanent works.
Each of the seven buildings which we were knitting together were built using different construction techniques, which meant we had to handle this case by case for each building and utilise temporary works to accomodate our structural alterations. The exterior of some of the buildings were retained due to listed status.
We excavated 2m below the existing building foundations for basement works, carried out sheet piling for various temporary works and installed 14 no 450 dia piles to a depth of 18m to support the crane base.
By using a combination of RC concrete and steelwork, we created new floors and more floor plates. We also extended the building height by four floors. Sequencing the construction of this new structure and releasing temporary works at the same time was challenging, but our accomplished engineers ensured that this process was carried out smoothly.
