Overview
Located near Paddington Station, this project faced numerous constraints due to its proximity to high-end residential mews properties, conservation areas, live UKPN substations, and an active Crossrail site.
Relevant Experience
The scope of work included extensive asbestos removal, demolition of a 10-storey tower, deep underpinning and earthwork support, basement construction, formation of two new 10-storey cores, and construction of composite floors for the follow-on main contractor.
One of the key challenges faced during the project was potential delays due to UKPN performance issues. By leveraging our multidisciplinary skill set and resequencing critical path activities, such as basement construction around the delayed UKPN substation demolition, we were able to mitigate these delays effectively. This strategic approach not only saved valuable time but also resulted in cost savings for the project.
The successful completion of this project required a range of engineering-led solutions to overcome the challenges on site.
These solutions encompassed party wall support, basement propping, demolition temporary works, and core construction in close proximity to existing structures. All temporary works were meticulously designed
by our in-house temporary works and geotechnical engineers at RKD.
Achievements
The site was registered with the considerate constructors’ scheme with a rating of ‘Excellent’.
