Overview

Located on the tightly constrained, pedestrian‑heavy corridor of Fenchurch Street, this project required exceptional logistical planning, precise substructure engineering and close archaeological coordination to safely deliver work at one of the city’s busiest urban interfaces. The buildings to be demolished varied in age and type and had been badly stripped out by a previous contractor, leaving damaged asbestos throughout all buildings.

Relevant Experience

From the outset, our team implemented a meticulously coordinated logistics strategy to manage the complexities of this highly constrained, city centre site. An environmental clean of all the buildings was necessary before work commenced, as was the stabilisation of the structures that had been left in poor condition.
Working collaboratively with MOLA, we supported their 16-week archaeological investigation to determine the site’s historical significance. Once the primary exploration phase was complete, a watching brief was appointed for subsequent excavation, ensuring progress could continue without compromising potential archaeological discoveries.
Throughout the design and installation of our temporary works, we aligned closely with MOLA to guarantee full protection of any sub-surface heritage assets.
Substructure works formed a major part of the delivery, including perimeter underpinning, the design and construction of a 60 metre long, 5 metre high skin wall, and the placement of a 1 metre thick piling mat. These operations required exceptional care due to the tight site footprint and proximity to live carriageways. Our team ensured seamless execution despite these challenges.
Consistent, transparent communication with neighbouring businesses was central to our approach. Through regular newsletters, monthly drop-in sessions and presentations, we kept stakeholders fully informed, while swiftly resolving any concerns as they arose.
The client highly commended our ability to deliver a complex programme within a constrained environment, achieving all milestones, and maintaining full cost control throughout.
Our strong partnership with City of London representatives further supported effective pedestrian and traffic management, contributing to a well-coordinated, community-focused project that met the highest standards of professionalism and delivery. We were awarded the ‘Performance Beyond Compliance’ certification from the ‘Considerate Constructors Scheme’.
