Overview

Our Wellbeck St project for Shiva Hotels, located behind Oxford St in the bustling City of Westminster, presented a series of complex challenges that required a strategic and proactive approach.

Relevant Experience

The project encompassed the demolition of a ten-storey RC structure, disconnection and diversion of services, secant piling, deep basement construction, and the construction of a nine-storey RC frame.
Given the site's proximity to Oxford Street, London Underground assets, a Post Office tunnel, and residential properties, a sensitive and proactive approach was crucial for the successful completion of the project.
Through innovative construction methods and meticulous planning, our team was able to complete the works ahead of schedule. The utilisation of slip form core construction and a panel form work system expedited the slab build process, contributing to the early completion of the project.
Furthermore, the implementation of a plunge column gantry allowed for direct access to the site from the road, resulting in further reductions in the overall programme and significant commercial savings.
The project required 7,981m3 of concrete, and through collaborative efforts with our suppliers, we were able to reduce the carbon content, saving 721,597t of CO2e, representing a 27% reduction in the project's carbon footprint.
The Wellbeck St project was successfully completed ahead of schedule and within budget, culminating in a seamless handover and integration with the main contractor. This project exemplifies our commitment to innovation, sustainability, and efficient project delivery in challenging environments.

Achievements

The site was registered with the considerate constructors’ scheme with a rating of ‘Excellent’.
Due to our in-house expertise, we phased demolition and enabling works concurrently to save time on the programme.
In excess of 6,000m3 of demolition arisings were removed from the site for recycling.
